What are some good title descriptions in a craigslist ad? Amenities? Location? What else?

    d_random,

    Try always to put the personality of the house into the ad. Think about who would rent or purchase the property, then write your at directed at those folks.

    Here is partial copy from a property I am currently selling.

    Waterfall Home - Bostic North Carolina

    The soothing sounds of 2 waterfalls on a nearby stream located by the property will relax you as you enjoy the tranquility of living in this home. Nature abounds as you watch the deer, wild turkey, bob white quail, which frequent the property.

    This 3 bedroom 1 bath home, has full walk out basement with A/C and heat. New interior and exterior doors along with new flooring were installed in 2002.

    Home is 1,176 sq ft and sets on 7.75 acres, with another 1,176 sq ft of unfinished basement. Enjoy the mountain views from this secluded home, however still close to major shopping centers.

    I have folks coming in from Florida, New York, Illinois to view the property, first come - first served...

    We have been posting on Craigslist and feeding them to the www.PropBot.com listings.

    We do this for a couple of reasons:

    1. We want young professionals in our units.
    2. We want the prospective tenant to go through the virtual inside of the property. This eliminates no-shows during appointments.
    3. We can track how many people are coming in through the different links all over the Internet through www.PropBot.com. (See your property stats for more info)

    We include a line in all our craigslist ads: "Must have job and good credit, no collections, no pets, no S8."

    It may limit us, but it helps weed out the looky-loos.
