hi there,

1. Does anyone can tell me what's the best investment property for a beginner like me? is it multi unit rental(2-4units) or residential? i live in California.

2.what would u prefer for a forclosure website that's up to date? what's the normal price for forclosure subcription? is $20/month too much?

    before spending the 19.95 or the 150/mo (on data quick) like I did (in CA also) go to a couple trustee sales and see just how competative it really is.. and how many games lenders and debtors paly (like bankruptcy)..

    However, there are deals to be had!

    Keep reading and you'll understand just how broad that question is.

    It's a matter of matching up likes/dislikes, personality, resources, strengths, attitudes, and geography.

    Just to name a few variables:
    salesmanship
    credit
    cash on hand
    partners
    landlording (for you or not?)
    rehabing (for you or not)
    risk tollerance

    Most will agree that birddoging is safe, easy, and a good into. Sub. to is also good. Flipping contracts also good.

    Some people love rentals (me) others won't touch em.
