Is there anything I can put into my lease agreement that would allow me to forgo the eviction process. How can I keep the tenants from destroying my property after they get the eviction notice. My main concern is them flooding the place.

    Hi carpo,

    Your state and local laws would override anything that you place in your lease that was not in conjuction.

    The best way to keep a tenant from destroying your property is to require a strong security deposit before they move in.

    If you are in a situation now the may demand eviction, it could cost you a few hundred dollars if you used an attorney. Instead of going the legal route, you could offer your tenants up to that amount if they vacate (and sign a vacate/termination form) in the next x amount of days!
