Evicting A Month To Month Tenant In NJ

how do i evict a month to month tenant in NJ? 30 day notice to cease & 30 day notice to quit or is a 30 day notice to vacate enough & if it is do i need to have a reason why on the notice to vacate or is non renewal of their month to month tenancy good enough

    if they are paying rent and not disturbing anyone, no pet issues etc, you dont need a notice to quit.

    all you need is a 30 day-written notice that the lease will not be renewed. It also a very very good idea to tell them what will happen if they dont vacate. I have a 2x rent fee for "hold-overs".

    you should be fair with the deposit, because 30days is not much time to find housing.

    Thanx!! 1 question, is this valid in all states or just in yours? i am in NJ, Idont know if the law varies from state to state

    It varies.
    Google "landlord tenant law (your state)" to be sure.

    It is NOT valid in CA. Make sure whatever you do it complies with your state laws. www.nolo.com has several books on this issue that you can get from your local bookstore, library or from the website that can probably assist you in this area.

    I just temporarily happen to rent a place in los angeles M2M. Im just curious what else do they owe me besides 30d notice?

    Im not talking about rent controlled or special situations. Is it 60 day notice here? Why did u make this statement?

    The VA commission is a fixed 6% since the VA property disposition was privatized a few years ago.

    A lot of work goes into managing these foreclosures, so I am thankful for a 6% total commission.
