Commercial Pre-lease Or Interest In Leasing Form?
ok, i have purchased a commercial parcel, approximately 3.4 acres. i also have contract on an adjoining 1.25.
i have some prospective tenants who are interested in leasing space if i build a shopping center. i am putting together a loan proposal for the bank and would like to have some type of form they can fill out showing thier interest in leasing the space in my loan proposal.
i dont want to go the full legal prelease, but something just saying hold a spot for me.
does anyone already have some type of form for this? i could type one up, but i wanted to see if you guys had one already.
also, maybe some type of lease contract?
aaaand, would i be better to use a local bank, or are there any banking institutions out there (georgia or so) that cater more toward commercial construction and mortgage rather than the local bank who also gives out $2500 car loans?
i just had the property appraised, with the improvements (not finished) and it came out at $725K, and i only owe $175K. I have TONS of equity, but paid a chunk down, etc.
