Business Plans-Programs

Hey guys,

I have hit a brick wall with conventional financing and I need to move my business to the next level; I am looking to put together a business plan to bring to private investors and local banks for more financing or a working line of credit. Has anyone used the Steve Cook business plan program or real estate investing business plan @ businessplanning-4-you? Or do you have any other programs that have work for REI financing?

    What are you intending to do? Are you planning on acquisition and retention of property? or are you intending on flipping?

    I buy rehab and hold 2-4 unit buildings.

    Thanks, I have decided not to go with a hard money lender right now do to the fact that he wants 15% interest only payments until I pay if off, 15%, one year,on 200K is over 2k per month. That is why I am trying to turn to a smaller bank that is a portfolio lender and get a working line of credit. That is why I need a business plan to show them where I am going and why they need to do business with me. But I have also just found a great broker the has a ton of creative financing, 80%arv and 85-15-seller carry back to just name a few. We are trying to work out a deal right now, if she can pull through I have 3 more waiting to be funded. But I am still going to build a realationship with a small bank. It is the perfect way to get into a building rehab it refi it pull half equity out and hold it for long term, all at 100%. I love this business.
