Need Advice On Commercial Property Purchase
Hello,
I am looking at a 80,000 sf building with 2 large parking lots in the middle of an historical residential area . I believe the building could be used for condos. Should I try to purchase the building and then find investors? or is there another approach I should take. I am a newbie and could use any advise.

Can you purchase it without investors? Can you service the debt either with the buildings income or out of other funds while you put your deal together?
If you are unable to get the appropriate permits/zoning/approvals to do the condo conversion do you have a backup exit strategy?
Oh, by the way, you might get better response if you posted this in the commercial side of TCI.
