Getting Motivated Sellers In A Small Town

I was wondering if you can give this newbie a little advise or tips. I live in a small town college town 15,000. Does anyone have any suggestions for getting motivated sellers to do a l/o since they all seem to be waiting for the traditional sale. Like I said I am very new at this and maybe I need to work on my sales technique??? Thanks!! :-?

    Back up.

    Stop trying to talk sellers into something they don't want to do. Instead find out what they do want. No one cares what the form of the contract whereby they sell their property is except as they believe that form will affect something else they want to do.

    Why do you care about the l/o formula? Because its the only one you know. What do you want to do?

    Thanks for replying. What I'm wanting to accomplish is a sandwich l/o. Like I said I am new to this, and wanting to explore investment opportunities, and this one seems to be the best from what I've studied. So basically, I present the seller with what I have to offer, and if they're interested, great and go on and close the deal. If they're not, then give them my number if they decide to change their mind and want to deal and move on to the next one..is that right? Thanks again!!
