Sherriff Auction - Pre Foclosure - Seller Does Not Want To Sell..?

sunny_8 profile photo

So I am looking at a SFH - inherited by 4 brothers, who have not paid the mortgage for the last 6 months. The home is listed on the MLS.

Found out that the owners also got a notice that the home will go up for sherriff auction.

How do I find out when the auction will be ? Its in WILL COUNTY. I called the local law firm that handles the auctions, but they dont tell me when the auction for that place will be.

What do I need to be aware of in auction ?

Can I still place a "normal" offer in and buy the place before the auction ?

Thanks,

been checking online to see if I can find out when the auction is, still cannot find it. Anyone got a good website or somthing ?

There are no more leins on the place, only the one for mortgage. Apparently one of the brothers is trying to buy it..not sure if they can yet.

So what happens at an auction ? Just go bid ? do I need all cash ?

The place is not worth face value. I have them down 40K from the asking price, but sill it needs to come down another 40K to be a "deal"

    thx

Do you have access to recorded docs?

Do you knwo where the couty recorder is?

Do a search on the property for a notice of default or notice of sherrif sales or whatever the documents are called in your area. From there you can get all sorts of info.

Turn off your computer and go get the deal!!!!

Contact the departments given to you by preveious posters, call them, walk in...whatever you have to do.

Go speak to one or all of the brothers, or the broker that it is listed with and find out what you need to know. You might even try contacting the foreclosing party. I guarantee you that ANY of the contacts above would know MUCH more about this auction than anybody on TCI.

Get off your ass and go find the information you seek.

ok so called the sherriff dept, civil division has no info, they gave me a website of a law firm that does the sales. I had already checked there, dont see it on the list.

Checked the public records for the place, JLPN was sent 7/20/2007.

What can I ask for in the courthouse ?
    thanks,

Put in a normal offer. Immediately give the executed contract to your title company. Have them contact the lender and the court house to find out when the auction will be.
