Land Trust Forms?

Does anybody know of a place to find generic land trust forms for two partners? Additionally, would this form need to be notarized and recorded with the state like a title/deed?

    Undoubtedly some books on trusts, with forms contained therein, can be found on Amazon, etc..

    And of course, in legal forms at any law library, in most any court house law library in the U.S.

    Trusts are rarely, if ever, recorded, as they're private contracts between grantors and their trustees, fbo the beneficiaries...and almost never does any party to a trust want the info therein to be available to public.

    thanks John, however if the trust is not recorded how is the title transferred from a person to the trust and available for public observation? for example, it is possible to look up property information that states a family trust holds title to a certain prooperty. Just trying to get things straight.

    The grant deed is conveyed to the trustee of the trust. More than likely, you would set up your business entity as the beneficiary of the trust, but the only people that will have copies of the trust are your trustee and your bus. entity. This structure is what provides the anonymity that some people desire (i.e., if a title search is conducted for a property you own held in a land trust, the owner will be listed as the trustee -- another reason why you would not want to be the trustee too if you don't want people to find you).

    Mark Warda has a book on Land Trusts that I hear is quite good and has forms.

    A deed transfers ownership from the homeowner to the trust. A deed along with an affidavit of trust is recorded.

    I seem to recall seeing that Bill Bronchik, Attorney, has a book & some material re trusts.

    He's a very knowledgable & careful guy, so anything he's done would be worth reading.

    He likely has a website or if not, then a search engine search would quickly find him.
