Friend Partner
I have been doing deals on my own for a while now, but i got a friend with some big money want to partner with me,...I was thining this way i can take on bigger and more projects, but how do I structure it with him since he will be coming up with most of the financing, and what kind or return on his investment make sense i was thinking 10-15% return in less than a year is that high, low ,or about right?

When I do a partnership like this, the partner puts up the money and I manage the deal. I get paid for any actual rehab/maintenance work I do. We split the profits/income 50/50. Losses have never been an issue, but presumably that is the risk the money partner is getting paid for.
