Where Is A Good Place To Obtain Comps-besides Your Agent?

agents do not like to tell you comps unless you bid close to the asking price or am i the only one with a agent like this?

    It is my displeasure to report that in non-disclosure states like TEXAS for example, National City Mortgage is of no use.

    Does anyone have a free COMP site for ALL states?

    That is a distasteful agent indeed. Contact a title company and let them know that you need property profiles, and that you are looking to use them in the near future, some of the bigger ones in your area will have online databases. I use www.Suticonline.com

    You need to drop that agent like a bad habit! There are plenty of agents out there who are willing to work for you to put a deal together! If you’re an investor, you can’t afford to pay full price for a property anyway. Forget agents that try to force you to pay retail for a property. They are only concerned with jacking up their commission!

    I have looked and looked for comp sites...

    One site that I have validated it by checking with realtor comps is www.bankofamerica.com

    I recently purchased a foreclosure property 2 hours from where I live, primarily because of the location but before I made the purchase, I stopped at a local realtors office to find out what the comps were to get an idea of what I could resell the property for. The woman I spoke with was very helpful and provided me with at least a dozen comps. I don't know if I just got lucky with a friendly realtor but this seemed to work for me. rolleyes

    In maryland we can access tax records on line which contain the price the last time a house sold. Then look at comparable houses in the neighborhood and then compare them to the one you are interested in. I ;have also gotten a good relationship with an agent who knows I will sell my house thru her so she is willing to help me whenI am buying one with comps.[ Edited by cdkerr1 on Date 12/14/2004 ]
