They also have a monthly newsletter that's simply the best in the business. They are very precise in their wording and use examples all throughout their books.
I have all their books but the one you'll probably be interested in are "Buying homes in foreclosure", "Seller carryback financing", the one on trust deeds. They're only $9.95 each so I'd recommend just buying all of them. It comes out to about $90 but you will not find better California specific info.
I also recommend buying their Forms disk. It has most forms you'll need written specifically for California.
