I noticed you deleted your first post that started this thread, did it get to hot in kitchen for you?

I think your post basically said investors steal houses from people in trouble, at least this is what I understood from your post. Of course you can come back an correct me if I am wrong.

Just for the record why don't you share with us what your advice is to someone who is in foreclosure to save their house.

I am sure we would all like to learn so that we can help. This advice would be great to know for future reference.

    What are you talking about??? Did I miss something?

    That is all noble of you and your giving back, but the only reason people are in a foreclosure situation is they don't make money enough for their house, or they are irresponsible... Unless you are fixing these, you are only prolonging the inevitable...

    At least when an investor helps them out of the house they preserve their credit for the future - say 3 years when they get a better job or grow up.

    If it was a 2 month lay off that got them behind, fine, there are loans out there for that as long as you can prove the situation is corrected - but that doesn't happen very often

    I am being very polite with even though you a copping an attitude.

    Simple question, tell us how you stop foreclosures?

    Please don't tell me to list the house in my experience this has caused more foreclosures than helping someone. When the Realtor knows full well that just listing on MLS does not get the job done or over pricing the house to cover the real estate commission does not help either.

    What crowd are you trying to work here? The big following of home owners? If you didn't noice this is the creative investor. Only a few homeowners here and they came here are a last resort looking for help.

    Rule of thumb... If there is equity for a Private Investor, there is equity for the homeowner.

    I suggest you READ the many posts on this website on how many investors have actually helped homeowners by taking the property off their hands.

    As a REI in foreclosures, when I meet with homeowners who are in foreclosure, I give them 8 options that they can implement to avoid foreclosure. If they are tried all the options, then what is left for them to do? That is where the real estate investor comes along. You can ask any investor on this board about how many people they have helped get out of debt and save their credit?

    You talk about hard working homeowners??? One homeowner was in foreclosure, his family loaned him the money to get out of foreclosure. Two months later, he was back in foreclosure. So he decides to get a 2nd mortgage on his house for $60,000. Do you know what he did with that money? He bought a new Harley and went to Las Vegas and blew the rest! After his reality of losing his home sets in and he has no more options, who does he turn to? He calls an investor to "help" him get out of foreclosure. The investor takes over the property, make a small profit from it...the homeowner saves his credit and gets out of debt.

    What would you have done to help him out if his house is worh $100K and he owes $100K? Investors buy properties with ZERO equity all the time! Wouldn't you like to know how???

    maybe you shouild read up a bit more - much of this board is about making money where there is NO equity or very little - short sales? what about sub-to and then selling to someone a little above market with owner financing - getting a new person in a home that would have never been their because they could no get bank financing....

    How many people have you helped avoid foreclosure or stop foreclosure? How many people have you had to watch their homes go up for auction because you couldn't get it sold?

    I really didn't think you would answer.

    I am a professional real estate investor, so there is a person I work with that does reasearch for our company, he is the best at what he does. So I keep up on how well Realtors do their job.

    What about the Tens of Thousands of people who list with a Realtor, never to have their house sold. These are not my statistics but available from the National Board of Realtors.

    Who do these people turn to when their hopes and dreams don't come true because they listed their house and the real estate agent did not get the job done.

    This is one of the main reasons for private real estate investors.

    Was my question to tough for you?

    As drifter said, we HELP people!

    We help people who have rented all their lives, get into their own home! We help people who had the misfortune of getting laid off, their home is going to be auctionned off, and they have no one else to turn to because they listed it with a realtor, but they couldn't get it sold before the auction?

    How many people with bad credit and no money have you helped into a home?

    If you used to be a private investor for 20 years, then what made you decide to quit and become a realtor?

    Besides listing their home for sale, what other options do you offer to avoid or stop foreclosure? And if the homeowner had no equity, do you tell them you can't help them? or do you send them to someone else?

    There are other ways of helping a homeowner out of the situation without having to sell it...

    I kind of thought you were advertising, so why hide behind a nic when you post?

    You are speaking for yourself then not the other Realtors who do not get the job done, so be it.

    You are not going to rid the world of real estate investors no matter how many people you reach with your broadcast.

    To me you are just another Realtor spewing 'let me save you' progaganda, I already figured out who you are connected with, so kind of around the bush way of coming on this board, instead of holding your head up high and helping people rather than knock them.

    I would suggest you read the "Dale's how to win friends etc." book, then come back with a more enlightened approach to helping people and drop the attitude.

    I know you don't want to go on, if I were in your position neither would I.

    I deal with realtors everyday whose consciences have been numbed or over-fed by their egos. They fall FAR FROM HELPING PEOPLE. Maybe you ARE different as you seem to think.
    You showed up here so show us your stuff. Are you up for the challenge???
    I'm waiting anxiously----what would you do with someone with no equity?????
    Pleeeease answer quickly so that I can be glad that you broke all rules here in your original post---hmmm does that say something about that word WE here are so conscious of "ETHICS"?

    How special you are "NOT".

    If you were a so-called investor for 20 years, why in the world would you stop and become a realtor.

    Based upon your comments, you would know the benefit that private investors provide to problem homeowners and communities.

    Why not reveal your self, Keep in mind that the name REMAX is copyrighted.

    So tell us how many folks have you helped out of foreclosure, what state you are in, what station is your show with?

    Where were all these experts when there were only a few of us supporting this site, now that the band wagon is growing, they want to come on say look at me and how great I am.

    I can't view the first post, but there definitely seems to be some strong anti-realtor sentiment.
    Realtors have only one purpose TO SELL PROPERTIES AT RETAIL.

    If you are willing to pay retail for "just the right home as your residence" call me or another realtor, RE/MAX would be a very good choice as their agents are much better than the average Franchise. I was a RE/Max Agent for 4 Years.

    If you want the highest net (w/o carrying paper) for your completed rehab project
    List it!

    On the other hand, for a Realtor to say that an investor is profiteering from the bad luck of others is absurd.

    REI's provide quick liquidity to those in dire need. We all know how difficult it is to locate hard cash for even "a slam dunk deal" Most Realtors don't know anything about handling foreclosure.

    Lastly, the Seller always decides if his property will sell...

    The seller decides the location (at purchase) the condition and the price and terms of the sale.

    All REI's know the frustration of dealing with a Seller who lets his property be foreclosed, rather than agree to what they percieve as "some crazy Creative legal trust mumbo Jumbo"

    Well I've got to get some sleep, tomorrow will be a hard day trying to get FHA to accept a very short sale contract for a seller client who hardly bothers to return my calls, as I try to clean up his mess.

    Ah the joys of being a realtor!

    Stereotyping REIs is as ridiculous as stereotyping realtors. There are some good, some bad. (I have to disagree with that remark in regards to lawyers; they're all bad. [j/k..sort of.. ])

    My point is, you've offered no credentials, no experience and no explanation to your posts. YOUR STORY DOESN'T HOLD WATER:

    So you host a radio show to tens of millions? Well, I'm the Queen of England. I'm also the CEO of AOL. I've even been elected to the office of the President of the United States FOUR TIMES! I declined because I was too busy planning my Shuttle missions and helping Mother Theresa feed the poor in Canada.

    See, I can say all of that because it holds about as much verifying information as you have provided for us. C'mon... even the pessimistic Wonderboy knew when to wave the white flag when he was backed up into a corner by A DOZEN EXPERTS.

    Interestingly enough, these EXPERTS have done nothing but HELP me in the past two months... "Ask and ye shall receive..."

    Hi Astonna,
    I have to say that I don't even find realtors handy in doing what you said about getting highest net w/o carrying paper---they take too long. I use my handy-dandy round robin bidding system and sell the thing in 2 weeks.
    I am not trying to hammer realtors-I was 5 min away from getting my license but decided I wanted to travel on w/o one for a while---I mainly just wanted to be able to access the mls---I can find a way to do anything as an investor that I could as an agent.
    I have lost soooo much money to re agents this past year that I kinda have a bad attitude right now---excuse me I'll recover soon---and hope to not have to work with an agent again. A couple of the gurus had said it was a good thing to do---so I tried it--didn't like it . Maybe I just need the right one to show up.
    Just what's on my mind.
