Finally the system has been put in place, tested and now making money. I appreciate all the help I have received from this forum. I now have 12 properties in mid flip and have been using investor funds to purchase from the courthouse.
I will clear over 30k this month (which should allow me to finally put some of my own money in a deal!).
I have started a blog. I am detailing EXACTLY what I am doing and how it is working. If you are interested in following the blog you will have to email me. I put it in my signature but i gets blocked out (says i cannot advertise).

What State/City are you located in?

You may also want to seeking out a good Realtor that knows the area well that you are looking in...
One way that I have done it is to do a lot of driving around and start writing down realtor names and numbers. If you see the same realtor on multiple signs in the area,they are probably a pretty good bet.
