Short Sales...I'll make an offer you can't refuse.

Those of you out there who are currently doing short sales, what are some creative tricks that makes your offer stand out to the people with a first or second on the property?
I was on the intro to short sales phone discussion (which was great) and ideas of calling the local police station to get stats on crime rates in the neighborhood was mentioned (cost of vandalism).
I would think sending an article of the "bubble bursting" might be another add on to your case, since they will be holding the property for a bit of time (8 months?).
Any other places to research to help pad your case? HOA? Places to search for plans (or lack of) for the neighborhood? Interest rates? Type of markets?
I know some people can get very creative, so lets here them.

Any info that might pertain to the informing the homeowners as well would help a lot.

    I always recommend a field inspection as part of the information gathering process.

    When I observe physical conditions that I know are not up to applicable building, safety, or fire code, &/or conditions that are dangerous, I sometimes include (in the Appendix of my Proposal) a letter to the applicable subcode official citing the defect.

    The reason? Now the mortgagee knows that the Public has been made aware of the potential problems... which will adversely impact the subject's as-is, FMV.

    What if there is nothing cosmetically or internally wrong with the home?

    How would you approach that?
