Dataquick...any Better Services Out There For Comps?
I've used Dataquick for two comps now and I'm wondering if there is any better services out there. The two house were in different countys, and one of the reports wasnt even able to say how many beds/baths or even square footage! I suppose it could just be the county. Obviously a realtor has the best information for comps through the MLS, is there another source that comes close?
One final question on Dataquick and services like it. In general, are they reliable non SFRs such as duplexes? One report from them didnt seem aknowledge that the property was a duplex (though the county tax record showed it was a multi unit) so it comped only single familys. Less than great.
establish a relationship with your title company they will be able togive you acces to their database....as long as u use them to close....it's only fair and then u don't have to deal with shady title companies
I use dataquick property pro CD and I think it's the best source of comps. Which dataquick product are you using?
Realtors are not the best source of comps because not all properties are sold via the MLS. Dataquick Property Pro CD has every property sold with the contact information.
I usually do a centroid search but lately I'm doing Thomas Bros. Map Grid searches and am getting much better results.
Try Real Quest on the internet, there's a subscription fee or a pay as you go plan available.

I think the CD is $90 and $15 for plat maps which is a nice feature, saves driving down to the assessors office and digging through drawings.

RealQuest is a service of First American Real Estate Services. Their website will enable you to sign up for RealQuest.
It is up to date with recent comps, but I don't know how good their coverage would be for your area.
I use it in those cases with motivated sellers out of my immediate area.
My search criteria come in at $6 a pop, so use it wisely as it can add up rapidly.
At that price I get a Property Profile, up to 20 comps with their summary Profile, and a streetmap with the location of the property and the comps.

I use www.firstam.com for comps it is a service provided from first american title company I am a agent but I believe anyone should be able to sign up for a free accont. Service is better in some areas then others. Works great for me though
RealQuest is by far the best service out there. I called and talked with them and unlimited access for comps and other detailed info in my county cost me $85.00 per month with a 12-month contract.
