notice of default?

I'm searching the different county recorders online and am unable to find a listing of recently recorded NOD's. Does anyone have any suggestions for finding these preforeclosures?

    Hi WantingToLearn,

    Welcome to this site.

    When looking for preforclosures, you might try looking in different ways. For a trust deed state a Notice of Default (NOD) will be recorded, while in a mortgage state you should look for Lis Pendins filings.

    Then different counties will have different ways of looking for these records on their sites. Some counties you need the recorder’s code number vice the document name which should be located somewhere on the site. Some counties you can pull up that days recordings and then search through each document.

    One recommendation I can give you is to visit your county assessor’s and recorder’s offices and ask what they provide on line and what they don’t. The clerks are very friendly and willing to help.

    This can be a time consuming endeavor especially if you are just starting out in REI.

    Do you have a plan on what to do with the names, once you get them?

    Thanks for the info John. Right now I am just trying to find out how to do the searching. Once I understand that then I will figure out what to do with the names LOL. I am waiting for my Carleton Sheets package to arrive and I am seriously considering buying John Lockes Sub2 book also. Right now I am living in central Ohio, but a few years ago I was in So. Cal. where my ex was in title insurance. We would get lists of the REO's in our area just for fun and hten drive around to look at all the pretty houses. At that time I had no idea that I might be able to do something with the information we had on hand. I don't know anything about RE here in Ohio and am starting from nothing except a little knowledge from So. Cal. I can tell you my ultimate goal.... to make enough money here so that we can move back to the west coast and make bigger and better deals!
