Trying to get the letter right. How does this look for a simple to the point letter?

    With the number of times you mentioned "cash", I'm sure you will get many responses. Afterall, cash is king. Good job. Might want to compare that one with the freebies' one to see if you need to add or delete anything.

    good letter. BUT if it were me, i'd focus more on the idea of 'relieving them of the mark on thier credit and stopping the mortgage payments' more so than stressing offering cash. this may limit what you can work them for, once u make contact. if they call expecting cash only and u find that they have no equity and are behind $5K on payments, u may find it's not worth giving cash - even if the home itself is still a deal!

    i hope i was clear. sometimes i babble a bit. of course this is just my opinion - u should still get plenty of response.

    It's a good letter but, real estate is a people buisness. Try taking everything you said in the letter and going to the front door with it. Your Success would be plentiful!!

    My 2 cents..

    Focus on solving there "problem" if that is behind on payments facing foreclosure, bad credit mark, etc.. Talk about there problem and that you can fix it. Forget about "cash" in pfl's, so to say.. Homes on the market (fsbos/mls listings) are the ones where owners are thinking "cash"/"want cash"/"need cash"..

    PFL's the owners are only thinking how can we get out from under this or get caught up on it.. And only the first choice, get out from under it is what owners can realistically do.

    As for another point, letters are good, but on propertys that really interest you, after you drive them. Attempt to talk to the owner in person and hammer out a deal!!

    I personally drive all propertys I'm interested in, this is after I've pulled assessment info and thus know taxes, features, appx. value, existing liens (mortgages are recorded at the recorders office), etc..

    So my interest is then seeing the property and then I know if it has profit for me and is something I'm interested in buying. Then I try to find and meet with the owners and get an offer accepted..

    This is a people business, and I'm a people person, I do well talking with people in person.. That is when and the ONLY time that you close deals, in person..
