Courthouse research and mass mailing

I don't think my county records are online. SO does anybody here have any tips on doing research for motivated sellers at the courthouse. I like the Richard Roop mass mail large postcards to target an target audience approach!

What got me is the if you learn how to market your business (mailing from specific list) you won't need to look for sellers in the paper they'll call you

    I don't know how many times I've repeated myself when asked about the courthouses...but here it goes again.

    Go down to the county courthouse and ask the information desk where you can find the Notice of Defaults (NOD) or Lis Pendens. Also, you may want to ask for a list for the foreclosure auctions or notice of sale.

    Yes. The first time I went into my county courthouse I had no clue what to do. So I asked. Ever heard the saying, "ask and you shall receive?" Well it's true, if you don't ask you'll never know. I asked the information desk about foreclosures. They told me what room I needed to go to. Then I asked the person in the room where I can obtain a list of foreclosures going to auction. She pointed me to another office, there I saw people reading through paperwork. I asked them all if they knew how to find foreclosures or any information concerning pre-foreclosures. They had no clue. So I asked the help desk, they found the "foreclosure expert." She was nice enough to explain everything I needed to know and gave me website addresses to get all the info. online.

    After you get those list what do you do exactly?

    Well, there's only 3 things you can do:
    1. Mail letters
    2. Call homeowners
    3. Doorknocking

    Do you get more deals from mass mailing like the guru's say?

    I think you get more deals by using all three methods vs. using one method. Doorknocking is very good also...

    I read an article by Richard Roop where he said he'd mass mail 3000 to 10000 large postcards about his business. That would generate at least 10 to 20 motivated sellers a month for wholesale or short sales.

    Has this been the case in your business?

    Has combining all three methods mentioned brought more than 10 to 20 motivated sellers calling your phone?

    I’m looking at this on a larger scale. I'm not trying to go to 100 different houses like a door to door salesman or something. I've been in business where you had to sweat people and that didn't work out to well. If people were interested they'd call.

    If you want people calling you by using OPT (Other People's Time), then read John Michael's article called Weekly 15 Hour Investor Schedule.

    It will get the phone, fax, and e-mail full of leads. You may also want to read the post HOW TO SAVE YOUR HOME FROM FORECLOSURE?.

    They'll give you ideas of how to get leads coming to you. Other than that, a lot of investors do mass mailings, phone calls and pay other people to do doorknocking. Just a few suggestions.

    I live in Central Florida. I attended the russ whitney free "seminar" and found it full of nothing but sales pitches and people trying to sell me a "dream" I left very disappointed from that seminar.

    I proceeded to teach myself whatever I could so I read every book about real estate in my local library, Then proceeded to the county court house to learn more. There I met some true auction investors who directed me to the following:

    1. A foreclosure class with a price tag of ONLY $100.00!!! This class is about everything you need to do to become a succesfull auction shark. A class with no fluff!!

    The people who run the class also have a website (with a great price also) that list ALL lis penden, calendar of sales, information on each and every case coming up for auction and those with a judge's NOTICE OF SALE including judgement amounts, how much equity is left on the properties etc. It looks like a mini title search.

    The point is, we need good people to direct us in the right direction, and what better place than the court house auctions where you will meet experienced investors that can direct you to what you are looking for and who knows, you might make a few alliances like I have.

    (If the investors see that you are not there to step on their toes you will find tons of info from them)

    Hope this helps newbies like myself in central florida.

    I have my own $$$ to work with and am in need of some partners / investors in central florida to go after more lucrative deals than what i can afford right now so we could both split profits and grow together.
