Approaching Private Investor

I have a potential private investor. We have spoken briefly about a deal that he was interested in. He said he may finance the whole deal for us.



The auction is coming up this week and I want to talk to him about it but show him numbers. I could even have him finance the down payment and then take out a loan for the balance..but if you were a private investor what would you want to see when someone approached you with a deal?



Obviously return rent, or profit if sold, sale price, monthly mortgage payments, insurance, finance charges, but what should I put together for him that would aid us in having him finance the deal?
