i thought i would post what i use when i go door-to-door in hopes of having everyone give their advice and make it better...

here it is:

*knock*


me - "hi, is ______ here?"
them - "i am him..."
me - "hello _______, my name is Way_motivated. i help people who are having problems with their mortgages.i heard that the bank is trying to take your home from you and i came by (or called) to see if i could help. "

then it goes from there....i plan on asking

-"what happened?"
-"what do you plan on doing to remedy your situation?"
- "have you though about moving?"
- "do you realize that you might not be able to afford living here with your current situation?
- etc, etc,

    Me: "Hello, are you Ms.Scott?"

    Yes,....
    Me: "Patricia Scott?
    Yes:
    Me: Is Dan Scott home as well?

    Ma'am, I'm Clint Miller, I heard that your home was up for sale, and I'd like to ..(Also handed her business card.)

    She: Looks at card, Looks at me, hatefully:
    It's not for sale, (Slams door).

    Hmmm, as of today, there home is still in foreclosure, I went to the next house....
    No skin off my teeth

    Good Script you have, just be prepared for the door slam..

    nice....do you door knock on all of them or do you look up their phone numbers as well?? i found that www.qwestdex.com works purty good for phone numbers in my area......
    any other noobies going door-o-door???

    Guys, Phone calling and knocking on doors is where it's at!

    Never ask a question that they can give a ys or a no to, only open ended questions, check your scripts, I have some great ones, I'am writing a courses on scripts, in detail and why they work!

    Remember, repeat , approve, and respond.

    Hello All:

    I've been doing cold calling from the legals for two days and I am doing my first deal tomorrow. Beginners luck I guess. I only called three people and two called back!

    I have knocked on a few doors, but I haven't had any luck yet. The first time I knocked I was discouraged by the response I received. But as I have read above, no skin off my teeth, they're STILL in foreclosure....it's their loss. I just treat them with respect, and eventually it will be returned to me. IT'S KARMA BABY.

    Hello guys...

    I would like to add my pinch of salt to the comment made on your scripts...

    They sound a bit too forward, and you should think of going with a smoother approach. The way you guys approach them, it sounds like youre "the man with all the answers". That might be tha case, but that is not what those people asr looking for.

    First seek to understand, then to be understood.

    The people in foreclosure are proud, and would not like to admit that they have a problem. Bring a sense of empathy into the scripts, and they will open like colour-in books in a kindergarden school.

    I reccomend readnig the book "7 Habits of highly effective people."

    Hello Door Knockers, I have yet to knock on doors in hopes of making a buy yet. However, I do knock on doors as part of my job in health services. Whenever the client that I am seeking is not home I always leave a sealed envelop with infomation in it and way to reach me.
    I just thought this would be something that some of you might want have prefilled-out to leave just in case the home owner was not home at your time of visit. Just type up a few words out of your stript and leave it in the door not the mail box. This will pay dividends in the long run.

    OK Pre-Foreclosure investors. I've now been out 3 days now and spoke with quite a few people. I think we are the experts left something out.

    Timing!

    These guys don't want to sell their house and they think they will take care of it themselves.

    Todays the 15'th and the auction is on the 4'th of next month.

    When will they actually swallow their pride and take the best they can get?

    I think the last guy was right. These are people trying to maintain some pride during a terrible time in their life.

    Somehow, they have to admit to themselves they are going to lose the house.

    This is very hard work people. Now I know why there aren't many who will do it.

    I'm not sure I want to do it anymore. They really don't want to move and we are there offering to buy their beloved house.

    The sad part is that I just got off the phone with the attorney and I know I'm going to bid on this house in less then 2 weeks.

    Here's a question. What if I buy the house at the auction. How do I get them to finally leave the premises? Does it take a long time like an eviction or do you just show up that week with a sheriff??

    I know this is hard work, but just realize that WHEN you figure it out, it becomes easier and easier..

    Keep flexible, change scripts, change things up til you find a method that produces for you..

    The hardest deal is the first one!!

    Ok, here's my thoughts.

    about 7 days before the auction I want to go back to my favorite ones with the best potential. But first . . .

    Waste some money on actual title searches, I think there will only be 5 or 6 in my 3 cities. (anyone know how to get these free?) This will verify no liens or seconds.

    Then prepare maybe 3 different letter of intent offers since I now know the actual figures. (I could use some sample LOI's) One of the samples will be somewhat unique and designed to be compassionate to their situation. This is the one I will try to break the ice with when going to the door.

    1. Straight purchase. Give them 30k, I get 30k equity, and I make back payments, save credit.

    2. They get 40k but hold second in that amt until I sell. I get only 20k but have less to finance. I make back payments.

    If they are still in Denial at this point, they wont like either of the first two.

    3. I make back payments, pay of the org note, give them 5k, and let them live there for free for 1 year, after 1 year if they have taken care of it a agreed rent kicks in where they are subject to eviction if not paid on time. I make about 60k on this one. Finance the org note, then refy in a few months for 80% of real value to keep pmi off. It's a 160k value with 80k org note on this one. I'll pull about 45k out at refy time which will be used to make the payments till rent kicks in and to go do other deals.

    Please critique these ideas as much as you want.

    P.S. Trying to raise 110k to get this at the auction if she doesn't want to deal. This is the least expensive house for miles of a very nice area all in my backyard.

    good job ken, i would recommend trying to do the title searches yourself and only paying for the first couple so you can confirm what you find and won't have to depend on anyone for those....

    as for who wanted a post of what we use vebatim, what i use is a jumble of eveything in this thread, i'm working with Bill so i can learn his system and actually come up with a concrete script for myself to use.... i'll keep you all posted...
