Anyone Use Realtytrac To Buy Property?

I was wondering if realtytrac is a good source for buying preforeclosures. I would like to know if anyone has experience buying from their leads.

Thanks
bob

Tried it about a year or so..... Old info. Most were already past sheriff sale.

    Hola Bob,

When I used them in Colorado...the info was way old....that could be useful to home owners that are coming out of denial and ready to deal...but I wouldn't put too much faith in them!

I wouldn't use them if my dog paid for it.

GRRRRRRRR! I wish this post was listed just 7 hours earlier! My 7-day free trial ended at 4:30 this morning, and I was contemplating cancelling the service. I've basically donated $20 for the month, because most of the NOD properties I checked in to had been represented by a Real Estate Agent.

What is the best way to locate pre-foreclosures?

I used it for one month then cancelled. Very old info. Every house in my area that they listed as REO had been sold months before they even put it into their system.

I find it interesting that I must be the only guy here where the info I get is pretty good about 5 days stale. Using Realtytrac for NTS and I cover three counties. I have seen in other counties other than those I follow they post NTS's three to five days after sale is to occur.
Haven't used them for the NOD. Did try the REO and they are really old there.

I am currently using realtytrac also to establish a mailing list. The NTS info is a few days old but generally gives me a month to work on potential deals. The NOD and REO listings seem to be late.

What are you trying to do with www.realtytrac.com data Marsha? Are you birddoging or you are triying to find investment property or a live -in house for yourself?

They (realtytrack.com) use to be much worst earlier but are kind of OK now for $20.00/mo. I keep their service because I am regularly checking Las Vegas NTS's and ROE's... Othervise, if you want to get serious, there is County Records Research but it cost acordingly:

Zone choices for DAILY service ( 8 zones total)
ORANGE COUNTY, RIVERSIDE COUNTY, SAN BERNARDINO COUNTY, SAN DIEGO COUNTY
AND FOUR ZONES IN LOS ANGELES COUNTY ( NORTH, SOUTH, EAST AND WEST)
    View LA Zone Break Down

    Price Per Month

    1 Zone...$89 per month
    2 Zone...$154.01 ($77 a zone) - a 13% discount per month
    4 Zone...$195.02 ($49 a zone) - a 45% discount per month
    8 Zone...$244.93 ($31 a zone) - a 66% discount per month

I think the general concensus is that most of the subscribe to lists are not updating their info on a regular basis. Just keep in mind that you will get what you pay for. I am subscribed to a foreclosure site and the info is never updated as much as I would like to see, but then you can't count on others to do the work you should be doing on your own. Unless your schedule prohibits you from going to the source of your information, in this case, the courthouse, then these site are one of the ways to get the info at the expense of it not being current. I would offer the you try to find someone to do this for you until such a time thatyou can do it for your self. I have even resotred to finding local college students to do this and it has worked for me. I now have 1doing it for me. Hope this helps. Good luck and don't give up!
Remember, what we do is find more than 1 way to accomplish our goals.
