How To Structure Selling % Of Equity In Mixed Use Development

I have commercial land zoned Mixed use and I am developing it in an LLC. The building will have 1/3 residential and 2/3 commercial. I am condominiumizing all the units. I will sell the residential units and hopefully pay off most of the building. I plan to lease out the commercial units and not sell them. I need to figure out how to structure selling 20% of the LLC to investors. Does anyone have some good suggestions on how to structure it.
