Where To Begin...

Hi,

I have no experience in real estate, but I would like to start. Can someone give me some advice on where to begin or what are some low risk options I can start out with_

I appreciate the help.

    Birddogging is extremely low risk, requires very little (if any) money, no credit, and gives you plenty of experience.

    While birddogging, you could look for a cash-free flip or sub2 deal.

    Welcome Kmaya,

    Go to the library and get a few books on real estate investing. There are also some good books through Amazon or Barnes & Noble which can help you in seeking general REI knowledge.

    Next, join the local REI Association in your area and go to the meetings. Network with some investors and tell them you would like to find properties for them but you are pretty green in REI. You'll probably run into an investor that will help if he/she feels you are genuine and have the drive and ambition.

    Don't forget to check out all the good articles that are posted on this site and don't stop asking questions in the forums. Good Luck.

    Welcome to the site.

    I would start with the articles first...they are a great help.

    Then look around the different forums, get a feel for whats involved in each one. Be honest with yourself, and always ask..."do I want to do this" This is NOT to talk you out of REI, but more to help you focus. Example...Do I want to deal with tenants? (landlording), Do I like to be hands on (rehabs), Do I like to help people out of tough situations (preforeclosure & Sub-to).

    There are many great ways to do REI. I agree with the library too, but the best info I've ever recieved have been from this site and products bought from here.

    As Dave as more or less implied, completely ignore trying to do a deal. Start by focusing on your education. Library, bookstores, articles and web sites and then maybe courses where you pay a good bit more.

    Use the forums to clarify items you do not understand. Please try to explain the question and what you think you have read so people know what your frame of reference is.

    :-? Hello there,
    I am also very green at REI. I so greatful to have found this site. I am interested in being a bird dog to start with. Can anyone explain to me what this criteria means in simple language: ARV X 60%-Repairs,-closing(3%)-Carrying(3%)-Assignment = Maximum Purchase Price. I thought birddogging was simply finding a property an investor might have and interest in and if they have the interest the pay you a fee. The formula above seems a bit complex. Thank you so much for your help
