Warranty Deed/quit Claim Deed

which form is used if I am deeding the house to some one? If after the deed is complete is the person who quit claimed it responsible for anyhting?

If you are the only recorded owner, you would give a Warranty Deed. If you are one owner when there are more than one, you would give a quit claim deed
