Sometimes property taxes are collected in arrears. At the end of the tax year, the taxing authority sends out tax bills and property owners my have 90 days to pay the taxes without penalty. Once the 90 day grace period has elapsed, then interest or "late charges" accrue.
Contact your local taxing authority to ask what the procedure is for that county.
If you breath and have that $3500 to spend...of course you will be accepted.

yeah, i once applied for the peter conti and david finkel mentor program. they acted like i was the luckiest person in the world to be accepted, and it was as hard to get into as harvard or warton. took me a minute to figure out that its the same shpeel that they give everyone, even though there arent any requirments to being accepted. a bunch of b.s. needless to say i never did buisness with them. would you want to do buisness with someone who lies to you right from the very first minute you talk with them?
Thanks for all your replies. It has helped me to make the decision not to do it. When talking to the guy on the phone, I was not very convinced. I would have thought if there was only 7 coaches available and they were only going to pick a hand full out of the thousands of emails they received, it would have been a few days before anyone heard anything and they got back to me. He told me right on the phone that I was in and how did I want to pay for it. Glad I did some research. Having a coach really sounded good though. I am going to look for an investment club in my area. Anyone know of some good ones in Riverside, CA or nearby?
