Some One From New York Area, Need Help!
Hello to every one! I need your advise on how can I finance down payment?
This is my first deal and I have a hard time to find hard cash for down payment.
Two family house cost $540,000 in Queens, NY. Very quiet area.
Owner wants %5 down + closing cost and the rest on different fees which will total in approximately $35,000.
I have a steady job, good credit and a $20,000 in cash.
I do not want to borrow money from any person I know.
My question is how can I get the rest of the cash for down payment.

How about a partnership? Have you completed all the due dilligence concerning this property? And yes, piggybacking of Kenmaxx; will the owner finance? I also reside in Queens, running all the numbers will the rents carry the mortgage or will there be carrying cost associated with this deal ?
