    John so you’re saying…

All it takes to become a real estate guru is to have a bunch of friends all join this forum and recommend you and other new investors will actually think "hell he must be good"

Then all of a sudden you become famous and have a following....

And you can do this without even knowing anything about real estate….

    Hummm interesting idea....

    Michael,

The funny part is I do use a presentation, and the first part is "Let me tell you a little about myself and the Cash Now team." Then like my signature says about "if they trust you they will do business with you." I build this trust with my credential book.

After I say Cash Now team I open my credential book and show them some things and then copies of all of my deals off county recorders web sites about 500 of them and then I have cut the presentation short and said "sign here". Or at least a very close investor friend of mine says I do it this way.

He is wrong usually after going through about 288 of my deals the seller is getting his own pen and asks where to sign.

    John $Cash$ Locke.

Multiple vacancy. Most likely the listing will not tell you how many are vacant at the moment since that may change, nor will it tell you the historical vacancy rate.
