Newbie Needs Help With ALL The Forms!

Hello Group:
Kerry here, from South East Florida. Hopefully I can get some good advise here. Property in my area is going up min. 20% yearly. I have no problems talking to people. I have no problems being rejected at times. I have no peoblem with making offers all day long. I have been reading up on RE for awhile now and I am pretty confidient that I know most of the ins and outs. Contracts, laws, numbers, construction costs and holding costs...ect. What I do need to know is where can I get my hands on " GOOD" sub2 contracts, lease purchase and lease sell contracts and finally purchase contracts. I also see that on this site I can "Buy" programs and manuals from the experts. If this is what I need to do to get ahold of what I need, then can any of you out there please make some suggestions from past purchases.

    I use a book that is called 301 Legal Forms & Agreements. It has everything I ever needed for REI, and much more. I went to www.amazon.com to get a new one last year. The first one I had I bought in 1994.


    It does have the necessary clauses for Florida.

    The absolute best place to go to get a good, state legal, Kerry-specific contract/form is your attorney. Anything short of that and you might possibly open yourself up to alot of legal troubles down the road.

    Don't get me wrong. There are so good contracts out there that you can get from reasonable to free. But unless you have the approved by a state attorney you'll never know for sure if they're good until you have to walk into court with them. That, in my opinion, is not the best time to find out.

    My suggestion, use the forms that you get in the various courses/books as a guide that you and your attorney use to write out a contract that works for you.
