How To Locate MIA Homeowner?

Hi, I've got a property obviously distressed.
I need to know how to find these MIA homeowners.
This is what I've done so far.

Found their name at the property from paper in trash can.

Talked to mailman, said they been gone quite a while, left no forwarding address that he knows of.

Did search of local tax assessors office, with address. Got both the wife and husbands name.

Went to url switchboard. blahblah and did a search for both their names, found both names with same number.

Call number, Dead End. wrong person. I got hold of a person who just moved and its her new number.
dead end.
Help?? Any other hints?

    search the internet for your county recorders office... if they are like my county, they list the names and mailing address of current owners. if that is their primary address, you have to keep looking. if they have another one, it will have it posted, then just send them a letter.

    Should have mentioned I did the cross reference for that through the tax office.
    Their names only come up on that one property.

    If you really want to find these people, call a skip tracer in the yellow pages. They can find almost anyone!!

    Knocked on neighbors door.
    Bingo! She's local, he's not, they are in a divorce.

    Left card for her to pass on to her. Now I'll just wait a day or two. then go bug neighbors again if I don't hear anything.

    You can always check probate to see if someone your looking for might have died.

    The company I use is ****Must Reach Senior Investor status before posting URL's*** and they guarantee their work so if they cannot find anything on the home owner then you don't pay!
    Here is the steps I take when tracking down owners:

    1. After bird-dogging the area I look up the owners on my local County Appraisal District, CAD website.

    2. Search ****Must Reach Senior Investor status before posting URL's*** for a phone number to call them. If that does not work then I mail them a letter inquiring about the vacant property.

    3. If still no luck or the letter comes back undeliverable I then look them up at ****Must Reach Senior Investor status before posting URL's*** But I wait until I have a list of dead leads to do this. For $29.00 a day you can do unlimited searches for a full day. The downside to this site is that I cannot find unlisted #'s here.

    4. If still no success then I contact the people over at ****Must Reach Senior Investor status before posting URL's*** They will actually call around and try to contact the owner for you so you know you are getting accurate information and they are cheap to, $19.00.

    This what I do and I have great success at it.
