Getting Started-Please Help

I've read books and gotten information about investing in real estate, but I'm not sure where to get started. I've posted some topics, and haven't received any responses. I'm not sure if I'm asking the wrong questions or what. I was trying to get started bird dogging or maybe wholesaling. Can someone help me as to where to start? What do I do after I have read the books?

    Research your market area and determine what you think would work best in your area.

    I feel it is better to work with one program L/O, wholesaling or foreclosures, etc and get to know that process throughly and then expand your offerings.

    If you come across something that doesn't fit what you are trying to accomplish, birddog the deal and move to the next.

    I think too many people get too overwhelmed by all the information out there and how to do things. They start going in too many directions and don't know which way is up and just want to GET OUT.

    Try www.flexbuy.net as a starting point, they have a bird dog program and claim to offer teaching of transactions. I am going to sign up with them as well.

    When surfing try looking under keywords such as "finders fee for bird doggers or get paid to locate distrressed property". This will show companies who offer referral fees usually $500 and up to bird dog no matter what your experience.
