Fee For Experienced Bird Dog In San Diego

Let me tell you what I need, then hopefully you can answer my question.
Need: I am looking for a bird-dog to help find seriously motivated sellers in San Diego. I am looking for properties ranging from $3K to $6K that are discounted 35% or more, and not in the recent burn zones.
Question: What would be a reasonable fee to pay an experienced bird dog for completed deals in my geographic location?
