Buying & Selling Multi-family Income Properties

I am a newbie investor in So California where the RE market is hot. I am looking for information on the following:

1) Techniques for finding motivated sellers of these type of properties

2) Where can I obtain purchase contract forms that are investor-friendly or should I go with the standard California Assoc Realtor forms ?

    Just as an FYI, I've always gone with the Standard California Assoc. of Realtors forms...though I think they've been updated recently, so I need to get the newly-revised versions....

    How were you coming about the CAR purchase agreement forms? I know they were awfully hard to get when I was first looking for them. Realtors were guarding them like Fort Knox.

    Thanks! for the feedback. I got my CAR form from an agent by strolling in the office of a local realtor. She only gave me one, so yes I agree it may be difficult to get if you are not doing business with them. However, I am going to check and find out if investors can simply go out and buy those forms directly from CAR. I'll keep you posted. Another option is to draft our own contract document in MS Word using verbiage from the CAR forms as it makes sense for our needs.

    -County Records Research

    They are located in Huntington Beach.
    I would also recommend you start educating yourself if you want to succeed

    In term of what form to use. You can use the standard real-estate offer form or you can type up your own.
