How are the deals in L.A. these days? I live in Glendale, but only invest in Vegas. Are you finding deals or is it still pretty hard?

  • adriant23rd December, 2003

I have been having difficulty due to the high appreciation of the market. But still trying. How do you manage the commute?

  • scr200123rd December, 2003

I drive! and I drink coffie. heh. Vegas is booming. It's worth it.

Deals are harder to come by in LA, but not impossible.

We're neighbors. I live in Playa del Rey. Maybe we should talk. Feel free to private email me.

    Best of luck

    Nice to meet you scr2001,
What kind of the properties do you buy/invest in Vegas? Foreclosures? SFR's income properties?

A year ago, there was a lot of UD properties over there. You coud get a lots of those HUD owned properties cheep. Now even those, go preaty high. Not as high as they do in LA, but still high. By the time you rehab them and try to rent them, you find out that you have to rent them cheeper because there are a lots of vacancy in larger/ newer condo type of rentals.

While I am still here, let me also say hello to my PDR neighbor HouseHuntersUSA <IMG SRC="images/forum/smilies/icon_smile.gif"> Your web site appear to be down. In fact, I thought that domain was Zach's (from WA)?

You say you are a realtor. At what office if I may ask?

Hello neighbor! Zach is a friend of mine for Seattle, WA who helped me put my website up -- it is down temporarily. I was getting too much business and wanted the time to focus on my own realty for the moment.

I don't work for any company and love it - I became a broker and started my own company.

You're right about the HUDs. In this area, the fixers are going for turn-key market rates. Auction fever I guess. I only bid if the numbers make sense.

    You're a developer? I wish I were that gutsy.

Rather then nuying houses I am looking for problems to solve. If the people need homes let's build them some. If the landlords have a substandard building that can't be finaced, will buy it and fix it so Mr. Doctor and Mrs. Dentist can hava a nice cash flow long term investment without warry or major maintenance. If I say that going against the regular rules pays, I wouldn't be wrong .. Are you just starting in CREI?

Sounds great. I'm relatively new to CREI. I mostly deal with SFRs and small multis. Interested in starting a local group? At least the drive wouldn't be far.
