Need Help Finding First Commercial Deal.
I have read serveral books and my brain is on info overload, There are a lot of Apartment units available mostly listed with realtors can I bypass the realtor to get a good deal. Any suggestions, I am in the State of Georgia any suggestions or help would be greatly appreciated.
I have some experience in realestate, I am a Loan Originator and I have also done a few rehabs. The agent that has the property is not a commercial specialist, she only deals with residential but it was on her website. just wanted to know would the process be easier with a motivated seller than an unknowledgable realtor.

you can take on active or passive partners.
Active would be the trade me that would do work for free.
Passive partner get a cut at the end.
Does that make sense?
Not really sure of what an active or passive partner may be but any suggestions on how to find one.
