Whats the $$$ breakdown for bird-dogging?

I have a lot of free time these days, and I have a few homes that seem to be run down and vacant. I also have a few investors looking for deals, can you tell me how you figure the breakdown you get paid for birdogging, is there a minimum, or do you get paid for the effort you put in in finding the owners, or both? Ok im off to check the archives.

    From what I gathered through previous posts, birddiggers charge a fee of $500 or 1%, whichever is higher. You get paid at closing if the investor purchases the property. But, I'm not a bird dogger, so I wouldn't know what the rate is.

    I think as a bird dogger, you set a rate that investors will agree upon. Search the forum archives, it should give you a better grasp.

    If you want to break into bird-dogging the fast and easy way my brother, This is what you should do.
    1) Buy John Cash's bird dog book. this will explain everything to you.
    2) e-mail a young lady in California by the of "mel druebert" melre4u@yahoo.com
    She will show you the way. ( I wish I met her a LONG time ago)
