What Is The Best Way To Find Property?

I know that there has to be a better way than driving around and looking for long grass (people must think my house is on the market wink ) Are listed homes ever a good buy for a flip? I don't have any ads in the paper yet, but I think that's a good way to go. I recently saw a few rather large billboards with UGH on them (too pricy now). So, any good tips?

    Actually its hard to beat driving around. I get way more than half my deals that way.

    That's the way I keep hearing. What percentage have for sale signs? How do you contact the ones that don't?

    Yes you can find some good deals in the MLS. If you play my favorite game called
    "MLS First Day Out" you will be very successful.

    This is how it works. First of all, you need to hook up with a real-estate agent who will give you MLS access. Then you log on twice a day and pull-up stuff that has been listed that same day. You then go out and look at the property and submit an all-cash offer the same day that will close in 10 days or less. If you are persistent you will find deals this way. You will also get to know which real-estate agents control the market. If your offer is not accepted
    then you simply call them up and ask them what else they have coming up.
    The key is getting the properties before they are listed and if you play this game
    correctly you will find deals this way.
    The most important thing you can do is
    follow-up with your offers on a weekly basis until the property sells.
