Ways To Find Landlord Fiends Who Buy Contracts From Me...

I'm about to put under contract a house thats worth 52k, and gonna buy for 32k and would like to sell the contract for 3-5k. I know many investors would say no because of the margins and the house is in a shaky area, Oh yea, it also has only one bedroom... So I need to know, how can I find those investors who are looking for a decent deal that they can pay cash then rent out for a while. Any ideas? Thanx-
