'Subject to' with equity?

Hi All,

I'm a newbie to real estate investing. I'm finding 'subject to' investing particularly interesting. I have one question however. If the seller has a substantial amount of equity in his/her house, how do you structure the deal for a 'subject to' transaction? Is it workable?

    Glad to meet you.

    I wrote an article on Subject To investing for the beginner here on TCI, if you have a little time I would suggest your read it.

    Yes, you can buy Subject To when there is equity involved, you will need a method to reduce the equity as low as you can get the seller to go, then work some kind of additional financing arrangement with your seller for the balance.

    Determine what the equity is and then try to get it yourself. Remember you can make 15% of what the seller thinks is equity disapear through proper negoations. If they want payments for equity I like to take the amount divided by 100.

    Thanks for the reply. I've now read all of your articles (at least the ones I could find). Good stuff!

    I've read other info that mentions having the owner re-finance in a high-equity situations. Do you ever do that?

    Mike,

    Yes, I do. I usually either help them re-finance through a mortgage broker who works with me and have them pull 'some' of their equity.

    I also have them carry a second for their equity if need be, but remember the way I buy I show them they have very little equity, from what they 'think' they have.

    I am putting together a pool(currently $1.5Million) to assist you to get equity or cash out of your Subj-to Seller-Financed Deals!

    We are developing a software to analyze how much we can cash out an individual transaction.

    We are first off and specifically funding 'Owner Needs Cash' deals structured within a PACTrust/NEHTrust(tm) Land Trust.

    Current cash flow is good especially with cash out in only 2 years.
