Need Pep Talk!!

Help, I am primed to do my first deal, however, I can't seem to get over the last hurdle and make an offer. I'm very nervous that I'm screwing up in some way and aren't seeing it yet!! Anybody out there that can give me a pep talk to get over this hurdle.

    I am going to post what I wrote another investor a few days ago, because it relates:

    "I was soooooooooooo scared and here's the thing, even before I got into this business I worked, talked, and gave presentations to some of the top people in the world. But picking up that phone to call someone scared the crap out of me again.

    But I realized it calls down to knowledge. I know it's such a cliche, but you have to fall many times as a kid before you learn to walk...but at a young age we don't know any better and we just keep trying. It's only for some reason that when we are older we learn that we can fear things, etc.

    You will make a mistake, you will stumble...shoot, sometimes I still do, but it's just a comfort and knowledge thing. It may take 10 times before you feel really comfortable talking about the subject. You will start to learn what people need and want to hear. You will start to gain confidence in your abilities and your actions. Always, remember, these people called you for help so don't ever give the impression (even if you are scared to death) that you don't know what you are doing...even if you have to fake it...you are in control, just remember that...you are in control.

    I guess I learned a while ago to really put my fears aside and go for it...and as glamorous as that sounds, it sucked for a while. Some days it still sucks, but at least I know where my fears are and that I can beat them.

    What's the worse that can happen?

    If it doesn't scare the life out of you, then go forth. If it doesn't kill you, you'll survive.

    You are about to make a purchase that makes most people nervous. It's normal. You're nervous because it's unfamiliar territory, but keep in mind that many have gone before you and paved the way.

    To quote a famous commercial entity:

    "Just Do It!"

    Look at the numbers until you are positive that you will come out of the deal well paid. Not a "little paid", well paid! Then, if you are incorrect about anything, it may just mean that you make less than you thought rather than actually lose money.

    All of us in this thread who have made an offer and it was accepted are standing in the gap as your support.

    Be brave, even though shaking like a leaf, that's OK too. We were there at one time.
