Pre-Foreclosure Leads

Hello all,


I have started my direct mailings using lists from a county web site. It lists approximately 200 property owners per week who's homes are up for Foreclosure sale.

What concerns me is that the heading of the web site says "FORECLOSURE SALES" and then states the date and exact time of the sale.

Usually there are about 20 days from when it is posted on the site to the actual sale date.

Am I too late in the game here?

Should I be concentrating on lists of people who are not so late in the process? I bring this up because I read in the archives about some Subject 2 candidates that were in the foreclosure process for months before they finally gave up the deed.



I'd appreciate any help with this

    The only time you are too late is when its sold! I like you just sent out my mailings to preforeclosure candidates. It takes a long time to finally foreclose on a property, that includes the bidding sale, satisfying any junior and or third and fourth liens etc. A homeowner can literally be in foreclosure for months even after the sale they have 75 days (in colorado) to redeem their property or make good on the dot. So from what I understand you have plenty of time. You don't just want to get to them early you want to distinguish yourself from the hundreds of people already trying to get to them including other people like you, debt collectors etc. So contact them several times. I'm doing the same thing. Good luck to us both!!!!!

    What type of letter are you using?
    Is it one from this site or something that you "customized"?
