Portland Metro/Vancouver Area Investors
I am getting alot of calls from motivated sellers wanting to sell their homes to me. I do not have a large enough cash reserve to hold properties long term and make money on rent, appreciation, etc. I will only buy properties with $10k projected net profit. Alot of the sellers have around $10-15k in equity which just is not enough for me to sell and make my safe margin of $10k after expenses. If there are any "local" investors that are looking for properties to lease option, owner finance, or hold for appreciation then send me an email and I will be glad to refer the ones I cant work. Theres nothing for free in this world so we can work on some form of compensation. I only want honest and ethical investors because I don't want to put my name out to these people and introduce them to someone who will take advantage of their financial distress. There is no catch, gimmick, or hidden agenda here I just cant see passing up deals because it doesnt meet my personal criteria when I know I can refer them to other investors and pick up some cash along the way.
