Ok, I Need Some Opinions....

I saw a vacant house as I was driving down the street, when I got home I looked up the tax payers name by typing in the address on the city's website. Well, I mailed a letter to the house but I received it back with VACANT stamped across the envelop.
This house is in a great neighborhood and I want it, but now, seeing how the letter was not forwarded to the owner's new address or no one came to retreive the mail, how do I go about finding these owners?
I need opinions on this one, any would be greatly appreciated.

    take the address and Go to the post office in the city the home is in
    tell them your problem ,that you saw this vacant house... and cannot find the owners,ask if they could help you find the owners new address,( make sure yoiu ask for HELP because it sounds less like a demand)( EX: Can You Help Me?-VS.- Can You GiVE Me?)

    try looking up the person's name at the local probate court and see if the person is dead, then check the file and see who the personal rep is and contact them, or trying doing an internet search with the person's name and/or old address

    Talk to the neighbors. Most people totally overlook this very good option. The neighbors more then likely know something and they will tell you more than they should. Kinda scary when you think about it.

    How about the county courthouse? See if the taxes are being paid, and who is paying them. Bingo.

    Vacant House procedure to find owner.

    1. send letter return receipt requested.

    2. Ask neighbors both sides across street. Check local small market or shoe repair or cleaners.

    3. Check wherever property records are kept see if you have address where tax bill is sent.

    4. Ask Postman on the route.

    5. Sneeky time. Call Elect co. see if delinq bill offer to pay and see what you can learn.

    6. Call Tele co. you are about to move in and you cannot find his new number. blah blah, keep talking see if forwarded number.

    7. Police station, you are moving in you think just checking on house any problems. Yes you are retired Marine, er whatever. recent death ?

    From above sources something always pops.

    go to www.findthesellers.com which is a skip tracing service to help you find the seller when you have run all out of resources.
    They are very quick and affordable. I use them sometimes.
