Luxury Property... What To Do?

I have a luxury property at at 30-40% discount off of market value. Unsure what to do with it or even if there are buyers out there for this type of transaction? Any advise?

    You "have" a luxury property - what does that mean? You have the title? If you have the title put it in the MLS. If otherwise, what do you "have"?

    I dont think the MLS is a good plan for luxury property, people buying a $3 mil. home are not exactly looking for the right school district.

    I have this home under contract and just not sure who is a the buyer for this type of home.

    well that depends on the neighborhood. my daughter sells 2 or 3 millon dollar props. in st.petersbugh fl. every month. they are all mls listed and are all in a million dollar neighborhood..........km

    If you want to sell the property you can hire a realtor that will list the property in Robb Report Magazine, Luxury Homes Magazine or you can list it with an auction house that specializes in luxury homes.

    So you have it under contract, you do not have the title. You must be the owner to sign an MLS agreement. Is the house vacant or occupied? If occupied, do the owners know that you are just an intermediary trying to sell it to someone else for a profit.

    I think you are letting the dollars get in the way. Think of this as a normal house for now and you will think through this a bit more clearly.

    Look Boys and Girls... This is a High End home, they are treated differently then an median market home.

    A high end home is a home 2 to 3x the median market price.

    The end user for these homes is not your neighbor that works down at Wal-Mart.

    Special client requires special marketing.

    There is some material out there on high end homes. I was just curious if anyone from here had an outlet for them. I guess not.

    Of course the marketing is different. but you are not giving us the most basic of information to give you any suggestions.

    1) Is the house occupied?
    2) Do the owners know that you are planning to broker it?
    3) Do you have unlimited access to show the property?
    4) do you have an option or a contract?

    Marketing suggestions are greatly dependant on the answer to these questions.

    I’m looking at MLS right now and I’m showing homes that have sold for more than $10 million so if you think MLS is not a great place to start then why ask the question on this board?

    Kenmax stated his daughter sells these type houses every month….

    You do know rich people search the net and use realtors to locate homes also…..

    Hey Guys,

    I'm new to the forum and investing so I am still learning. But I would have to agree, I was born and raised in Reston Fairfax county area. People in and around DC area have crazy money.
    I would post it in the MLS, what do you have to loose. :-D
