Is It Wrong To Throw "other" Bandit Signs In Woods?

I dont agree with pollution.
but answer honestly.

Have you ever
1) Taken down
2) thrown in the woods
or 3) defaced in anyway

anyone elses "bandit sign"?
and if so what do you to to them?
( the grosser the better)

    Yes, I think that it would be in bad taste. There are enough deals out there. How would you feel about others messing with your marketing.

    Oh and Jason, there is probably more pollution coming from your car than those signs.

    ALSO, just because other people may have done it, that doesn't make it right?

    Is it ok to lie to a lender so you can get more money?

    Is it ok to bribe an appraiser?

    Is it ok to burn down your over appraised house to get the insurance money?

    Is it ok to mame other investors so there's not as much competition for you?

    I bet other people have done those things and even made money from doing so, so maybe they're all ok.

    You know the answer to your question. You're just looking for justification for your actions (or actions to be).

    Fight fair, but fight to win.(well, in the marines they taught me to win at all costs) so I guess I have trouble drawing the line.

    I would never hurt anyone, but Im sorry, If you put bandit signs in my battlefield, your thrash is gettin thrown in the woods everytime.

    Bandito signs, Why bother putting up these signs when the city and county get so angry and want to fine you and call you names and revoke your membership in the great unwashed herein present in California.

    First of all it is not a good teck. You can do more and cheaper in other forms of what we call text representations.

    The most effective item in the world is the card used in the game called (King of the Mountain) this game practiced by very knowledgable real estate brokers is just about the best. Of course I am not going to give you the whole course on the game just one little part of the game which applies to text representations .

    You print up little cards 5" by 5" or approx. on them in 14 pt. or larger. you spell out the message. The message should be a bit general as you may pick up side business from other small problems the homeowner is experiencing.

    Buy your house, best price in town.

    Don't loose your house, call me we save. etc. etc. etc. 18pt, telephone number and that telephone number is manned at all times. In my area the answering person should know at least two of the basic languages of the area.

    You pay a nice man who you will find standing at most corners to distribute these for you door to door. Stuff them in the mail box on the door handle whatever. At least about 1,000 or 2,000 in and around the Area Of Your Interest.
    Of course if you are a real estate broker you also put lots of other things, like sell your house, mortgage your house. I am holding a check for you, call me. etc. etc.
    Write the message in conformance with the social and educational level of them thar people who live in your Area Of Interest.

    This is one small part of the game of King of the Mountain. Great game, I will explain it someday soon.

    People like Jason crack me up. He thinks that he is able to take all of the deals in his area. "Fight to win" HAHAHAHA.

    I don't think anyone can sign up all of the deals in one area. Normally there is just too many. Jason must have a lot of time on his hands. I would rather use my time more effectively.

    I love people worrying more about my business. Then they won't have the time to build their business.

    Several months ago I tried the bandit signs. I put out a hundred of them. Over the weekend everyone of them went missing. I did see another investors sign out. It seemed peculiar that my signs were not out and his was. So I called him and left a message. He called back and we talked for about an hour. He didn't pull them. He gave me some great advice on the local enforcement when using the signs. It really helped me out.

    I just think that by developing friendships with fellow investors work more to your advantage than treating them like your competition. I guess some people need to grow up more before they realize it.

    Well, what comes around goes around. Door knocking is great but time consuming, especially when you spend your time taking down bandit signs.

    I refuse to wade around in the crap with all the other nasty realtor/brokers.
    John Locke worked real hard to get me to think outside of the box.
    Its working, Im getting paid, wife's happy and this is a blast.

    Funny part is:

    He will be the same person whining on the boards when another investor is pulling his signs and he no longer receives any calls. Hope the wife is happy then.

    I don't think there is much Honor in messing with other people's marketing devices. I doubt if John Locke taught you to do that. Thinking outside the box is great. Stealing other peoples property is not really thinking outside the box. That is a typical reaction to competition. Developing a relationship with your competition that will help both businesses is thinking outside the box.

    As much as I love Lufos, I still have to comment his suggestion about using mailboxes.
    When I was planning to put my fliers in mail boxes, my lawer said this:

    You cannot put things in mailboxes. Mailboxes are considered federal
    property and it is a felony to tamper with a mail box unless you are a
    postman or if it is your own mailbox. You can put on door of house.

    Well this brady bunch episode will make me anywhere from 80k to 125k on one deal. I cultivated a relationship with a local investor that will make me this in 3-4 weeks. Seems to work for me.

    I love how Jason keeps bringing up the illegal aspects of the signs. Jason must be a law biding citizen. Jason have you ever drove your car faster than the posted speed limit? Have you ever jaywalked? I don't know one person who hasn't broken some kind of law. Nothing like Hypocrites.

    None of you guys are in Fort Myers so let Jay have a field day with the signs. Keep some and use them for target pratice.

    I agree, sometimes people can be little stiff here, losen up, add some humor to your life, investing can be fun. Laugh, smile, nod and keep it moving.

    I guess reading this post made my decision--I'll buy William Tingle's course instead of Johns. I'm not sure John's "out of the box thinking" that Jason learned is what I'm interested in . Instead of looking for your piece of the pie and also taking others, why don't you just make the pie bigger so everyone prospers!

    your post is not funny at all. You are coming from a place of LACK, not prosperity, because down deep you are afraid someone else will get the call, and not you. Not sure applying your marine-ness of do whatever it takes, even if you have to kill your foe, is really necessary in real estate investing.

    Someone paid good money for those signs, and took time to put them up. Place yourself in their shoes ,and now switch it, see them ripping your signs and throwing them in the woods (which is wrong in and of itself). How does that FEEL (I know Marines are trained to stuff their emotions, because of the crazy work you do)? Not too good if you took a moment to think about it.

    Everyone has to do what they have to do, but I think that long term your guerilla warfare approach is going to backfire by pissing off every other investor you could be flipping deals to and making money WITH. - Dave

    Are'nt Bandit Signs a bit played out? Here in New Jersey they seem to be everywhere. I have seen 1 poll with 3 different Bandit Signs from 3 different investors, each facing a different direction. I thought folks were suppose to use their imagination and come up with something original. I have never used a Bandit Sign, and I'm not saying they do not work, but I rather spend my time knocking on a pre-forclosures door than standing on the roof of my car pounding nails into a telephone pole, only to see the city taking it down a few days later.

    Jason is just having some fun, if you take him to seriously then you are missing his warped sense of humor.

    He is to busy doing deals to get out of his car and pick up a bandit sign and throw it away.

    He is very good at Subject To Investing, as a matter of fact I don't think he knows what a bandit sign is. If you as him he would probably tell you it's something Jesse James left behind after he robbed a bank.

    I believe that within 3 years bandit signs are going to go the way of the Edsel. Everyone is sick of seeing those ugly things!

    I would forget about my competetion and develop marketing methods that put me in exclusive contact with sellers. Bandit signs are just one small tool in the box. I consistently turn 6-8 profitable deals per month without worrowing about any competetion. Let others have their deals, go get your own!

    There is nothing wrong with comp~ it's what keeps you sharp and constantly fined tuned on your knowledge, because if you're not someone else will be.

    Just ask Mikey Dee's and Burger King, Walmart and Kmart. How many pizza joints are on every corner in your town? How many gas stations are on every corner in your town?

    Actually I don't mind working with other investors, they can give me deals that they don't want. I know of a few investors that want to make a certain amount in profit per deal and if they don't the deal is not worth it to them, so I told them to give me their unwanted stuff (I'll make it happen) and I'll pay them a referral fee for doing so. You can still work with the deals that have no equity, some people don't like them, some people do. It all boils down to personal preference.
