Investors Near Norfolk, Va.?

I have a friend looking to move near Norfolk Naval Station and is looking to purchase a SF house. Any investors/quality realtors in that area that I can pass on to my friend?

    Muster up enough cash through your savings, credit cards, a HELOC, or a private parter to pay cash. With no loan involved closing costs are very low, in fact the bank may pay them.

    Take title, resell. You are accomplishing the same thing. You can use a pass through title policy. Does FL have a transfer tax? If so, a trust may avoid this.

    I think the LLC thing would be fine if your buyer was paying cash but if they need a loan, may be difficult to get a loan with an LLC as the buyer. I have had to do sumultaneous closing for this, most banks will not allow an assignable contract

    Search through the forums, I am sure there is a more thorough explanation but it basically is having a second loan proceeds fund the first, so, someone has a contract with the bank to close on it, then someone has a contract with the person that has the contract with the bank to close it at the same time and the title company handles the rest. You have to find an investor friendly title company to handle it
