How Big Of A Buyer's List Should I Be Building, And How?

I've called the investors out of the newspaper to build up my list of buyers. I want to wholesale out properties to rehabbers or other investors.

However a lot of them are just wholesalers too. It seems a lot of the stuff I come across they're not interested in because of different reasons like area.

How do I build a bigger list of retail investors/rehabbers?

    These are single family homes, sorry no commercial. Is that what you stictly work in?

    I have been building my buyer's list with pre-approved owner-occupied buyers. This has opened up a whole new market for me and my company. I usually have about 50-75 people waiting on a house. I even have other flippers and wholesalers using people from my list. Most investors, including myself were surprised by the ease to buy, fix, and sell. Usual turn around time is 3 to 6 weeks. I also have another list of buyers, CONTRACTORS, they buy,fix and sell or keep.

    I put an ad in the paper. I usually get about 60-100 calls a week. I run it in 5 areas of Pgh and the free paper that you get in Downtown Pgh

    I usually get calls from one ad for about 3 straight weeks.

    I have built my Investors list primarily from Brokers, Agents and Privates. I have no problems marketing my properties. I have learned to negotiate extremely hard on my buy, then the sell is easy. I am able to get my buys primarily from Brokers, Agents, Bird Dogs and occasionaly directly with the Seller.

    Once you have established yourself as a Investor, you will get calls regarding what do you have for sale or what do you want to buy.

    What exactly does your ad say that would get pre approved owner -occupant buyers calling?
