HELP! Need Offer To Purchase Form...

I found a motivated seller and I need to make an Offer ASAP. Does anyone have a good Offer to Purchase Form that they can send me, or a link to a free one? I have found a few but they seem either too complicated, or too simple. I also would like a list of all of the different clauses that can be added for flipping a property.

I don't want to look like a fool, or a newbie (even though I am), to the seller--I want him to take me seriously. I found the one that the Texas Real Estate Commission wrote for REALTORs but I don't know if I should use this one because I am not a REALTOR.

    Most common forms are the Real estate Board approved forms. It is ok to use these even if you are not a realtor.
    You can find blank forms in office supply stores.
    You can find various forms books at your local library that you can copy the particular offer to purchase form and use.
