    I am also in Florida ( Gainesville ) I have been birddogg-ing for over a year and I just started investing on my own.
    Want to save alot of time and money learning? Buy John Lockes books. I tried other things first and finally got turned on to his stuff. No fluff or crap. Just good real world stuff.

    Bird-dogging is a great way to start your investing career and one of the best ways to find a mentor. It’s a wonderful way to learn the ropes, especially if you plan to become an Investor. When you provide good usable information that saves Investors time and money, then they won't mind taking time to help you learn the business. The key is providing useful, qualified leads for your Investors. Good luck.

    I only bird dog larger properties (250k and up) but most of the info is the same. I personally like the investment grade income producers. The main thing to remember is to not waste the investors time, get the best deals and move on to the next. At anytime you should have X amount of deals ready to go. this way when the investor has freed up his cash he can move quickly and not wait on you to find the next deal. On the same note you should make sure your investor is real as well. I limit who I birdog with because some of them out there just waste time collecting my paperwork. If I have submitted 3 excellant deals with them and they havent even responded I usually take there name out of the database. prequalify them by asking them what exactly they buy.
